"We" are doing a lot of research lately. "We" being my fellow-cohorts who are trying to get an ecovillage going in our area. We just walked a beautiful 100+ acre farm near here that is on the market. It would be great, imho. Imagine a green (solar, recycling, organic, etc etc) small community with a CSA producing organic veg, herbs, flowers, and tilapia to feed itself.

How much for what, C1? The land? Asking price is $2,000,000 USD, but we would plan for 30-60 homes, so the per 'lot' price is really good. Real estate is depressed, lately. Could get it for less. We gotta investigate the cell phone tower next door, but otherwise looks great.

Anyone know anything about cell phone towers, EMFs and RFs? Maybe this should go to a new thread?

Goodness, I really did get my own thread.

So there are currently 7 households (13 people) who are looking for land to buy in our area to build an ecovillage. We will engage a green developer for construction of homes, plus a larger clubhouse. Each family will own a complete home which may be a single-family home or a twin, depending on what zoning the land happens to be. In addition, each owner owns a share of the common land and the clubhouse. We envision one cluster of 40 homes, or on this particular land, maybe two clusters of 30 homes. We would use the available building rights for the whole parcel, yet only actually construct on a few acres, preserving the rest as permanent open space.

We aren't hippies. No shared houses, no shared spouses. We are folks who want to return to basic values of supporting our families, each other, and the land. Our homes will be smaller than average, and tightly clustered to promote interaction with each other. Also to reduce the total footprint on the land. We envision organic gardens, a greenhouse (with AP, of course), possibly some horses and chickens, generating some of our power, recycling...you name it, we're probably thinking about it. The clubhouse would have guest rooms, activity rooms, and a kitchen/dining area where we could prepare and eat meals as a community. The thought is to rotate cooking duties, and eat dinner together a couple times a week.

Absolutely, Rupe! Actually, we may even do a CSA (Community Supported Agriculture). The idea being that you can buy a share of the produce in advance with $$ and labor.
